The result was a noticeably cleaner and brighter accessible roof section, along with debris removal and a complimentary gutter cleanout. Just as importantly, the areas that could not be reached safely were not included or presented as completed work.

What I Found Before Cleaning

Before service, the garage roof showed darker and less-uniform tile surfaces, with debris and organic buildup becoming more apparent at close range.

Why I Did Not Walk on the Clay Tile

Clay tiles can break when weight is placed on them, especially when the tiles are older, already weakened, or supported unevenly. The homeowner mentioned padded platforms designed to distribute weight across several tiles. Systems like that may be an option for properly equipped and trained professionals, but I did not have that equipment available for this project.

Rather than improvise or take an unnecessary chance with the homeowner’s roof, I worked from a ladder and used an extended wand. That allowed me to clean the section I could confidently reach without stepping onto the tiles.

Some higher portions of the home remained outside the scope because they could not be reached safely with my current setup. Those areas were excluded rather than hidden behind a promise to clean the entire roof.

How This Rancho Santa Fe Clay Tile Roof Was Cleaned

This was not a one-step spray-and-leave project. The work was completed in stages so the loose material, gutter debris, organic growth, and surrounding cleanup could each be addressed.

1. Leaves and loose debris were removed

I began by brushing and collecting the leaves, twigs, and other loose material resting on the accessible tile. Removing the larger debris first prevented it from interfering with the cleaning treatment.

2. The gutter was cleaned before spraying

The affected gutter section was cleaned out before the roof was rinsed. This was completed as a complimentary part of the partial roof-cleaning project rather than sold as a separate full-property gutter service.

3. The tile received a fresh-water rinse

After the loose material was removed, I rinsed the accessible tile with fresh water. This helped move remaining dirt out of channels and crevices that could not be reached completely with the brush.

Because that rinse carried additional material toward the gutter, the gutter was checked and cleaned again before treatment continued.

4. One cleaning treatment was applied and allowed to dwell

The roof received one sodium-hypochlorite-based cleaning treatment to address the remaining organic growth. The treatment was allowed to dwell for approximately 10 to 15 minutes rather than being rinsed away immediately.

5. Controlled pressure removed the loosened surface buildup

After the dwell period, the accessible section was cleaned tile by tile with an extended wand while I remained on the ladder. The controlled setup operated at approximately 1,200 PSI and was used to remove the buildup that had been loosened by the treatment.

The pressure, distance, application angle, and process used here were selected for this particular clay tile section and its visible condition. This should not be treated as one universal setting or method for every roof.

6. The surrounding area was cleaned afterward

Once the roof work was finished, displaced debris was collected and the affected driveway area was rinsed so the project did not leave the customer with roof material and dirty runoff around the garage.

What Changed After Cleaning?

The accessible garage-roof section finished noticeably cleaner and brighter. More of the clay tile’s warm reddish-orange appearance became visible, and the roof looked more consistent when viewed from the driveway.

Cleaning did not make the tiles new, repair the roof, or change the natural variation between individual pieces. Some permanent marks, age-related color differences, and existing material characteristics can remain after surface buildup is removed.

The before and after photographs were also taken under different lighting conditions and from slightly different positions. Direct sunlight makes warm tile colors appear brighter, so these images should not be treated as a laboratory-style color comparison. They do, however, document a genuine visible improvement in the condition and consistency of the cleaned section.

After cleaning, the accessible clay tile section looked brighter and more uniform while retaining its natural color variation and existing characteristics.

Why a Partial Roof-Cleaning Scope Can Be the Responsible Choice

It is easy to advertise “whole-roof cleaning,” but the promised scope still has to match the roof and the available access. On this property, portions around the home were considerably higher than the garage section. Those areas could not be reached safely from the ground or ladder without specialized access equipment or walking on the clay tile.

The customer can still receive a separate estimate for additional sections that are safely accessible with the current setup. Any area requiring a different access method should be identified and priced separately—or referred to a properly equipped professional—rather than quietly included in a scope that cannot be completed as promised.
